How to read a renovation quote: 7 hidden costs Singapore homeowners miss

Here's the uncomfortable truth about renovation quotes in Singapore: the cheapest quote is rarely the cheapest renovation. Low headline numbers win the signature; the missing scope returns later as "variations". After years of quoting and building homes, here are the seven places costs most often hide.

1. Haulage and debris disposal

Hacking produces tonnes of debris, and disposing of it legally costs real money. Quotes that omit or lowball haulage recover it mid-project — when you can't say no.

2. Electrical points, counted vaguely

"Electrical works — lump sum" is a red flag. Points should be counted and priced individually. A vague electrical line is often thousands of dollars of future variation orders in disguise.

3. Plumbing relocation

Moving a sink, toilet or washing machine outlet even a metre involves drainage gradient, hacking and waterproofing. If your layout changes wet areas and the quote doesn't itemise plumbing relocation, ask why.

4. "Provisional sums"

A provisional sum is a placeholder — a guess with your name on it. Some are unavoidable early on, but every provisional sum should be converted to a firm, specified price before works begin, in writing.

5. Ceiling and wall preparation

Skimming, cornice removal and making-good after hacking are frequently "assumed excluded" in low quotes. Walls that look fine before hacking rarely look fine after.

6. Protection works and cleaning

Floor protection, lift protection (often required by your condo MCST or HDB), and post-renovation cleaning are small lines that add up — and are quietly excluded from quotes competing on headline price.

7. The variation order game

The biggest hidden cost isn't a line item — it's a business model. Some firms deliberately quote thin, knowing that once your home is hacked, you're a captive customer for every "unforeseen" addition. Your defence: an itemised quote, everything in writing, and a firm that puts variation pricing rules in the contract itself.
